We can then photograph your property and prepare the property details ready for advertising and placing onto our web site.

Inspections are carried out quarterly on all properties.

This offers a great benefit as not only does it give you an insight as to how your tenants are living in the property.it also provides you with the ability to keep the property in excellent condition.

If any decoration is starting to look tired, we can arrange on your behalf any quotes for repairs / decorating.

Advising you on compliance with the various safety regulations

Locating suitable tenants - your property will be advertised if needed, however we usually have tenants waiting

Accompanying tenant applicants to view the property

Tenants are thoroghly referanced and credit checked using a specialist referancing agency

Preparing a suitable tenancy agreement

Collecting the Deposit from the tenant and sending to the deposit protection service

Preparing an inventory and schedule of condition

Checking the tenant into the property and agreeing the Inventory

Supervising the transfer of Utillities.

Receiving rental payments monthly in advance and paying you promptly, together with a detailed statement from computerised management systems

If required paying regular outgoings for you from rental payments

Arranging any necessary repairs or maintanance, first liasing with you in the case of larger works

Keeping in touch with the tenant on a routine basis, and arranging renewals of the agreement as necessary

Checking out tenants as required, re-letting and continuing the process with the minimum of vacant periods to ensure you recieve the optimum return from your property
